Clayton

Skyland, Clayton, Whittier, and Cole. It sounds like a law firm, but it’s a squarish region of north Denver bounded by Downing and Colorado on the west and east, 40th Avenue on the north, and City Park on the south. It may be unfair to lump all four neighborhoods together. But there are many similarities including many amazing brick single-family homes among shacks, and steady gentrification amid very long-established families. The area is gritty, with more liquor stores than Starbucks. It is bisected by Martin Luther King Blvd., long considered the unofficial divider between the “good” and “bad” sections (south and north. respectively). But that distinction is dissolving. I have personally purchased, rehabbed, owned, managed, and sold several properties in the area.  It includes three of Denver’s best neighborhoods  in terms of average home-selling price improvement during 2012. Skyland, Clayton, and Whittier were each up by about 14 percent.
